* Homebuyer Grant
The Homebuyer Grant is designed to provide down payment/closing cost/rehab assistance to LMI persons (persons whose income is at or below 80% of the area median income as determined by HUD).
Your yearly gross income must fall within the following income guidelines to be eligible for grant assistance:
New Income Guidlines CHIP:
1 person- $38,450
2 persons - $43,950
3 persons - $49,450
4 persons - $54,900
5 persons - $59,300
6 persons - $63,700
7 persons - $68,100
8 persons - $72,500
New Income Guidelines for NSP:
1 person - $57,675
2 persons - $65,925
3 persons - $74,175
4 persons - $82,350
5 persons - $88,950
6 persons - $95,550
7 persons - $102,150
8 persons - $108,750
The assistance given will be in the form of 5 year mortgages with deed restrictions i.e., owner must occupy property for 5 years. A maximum of $14,999 assistance for rehab and down payment will be allowed. Mortgages are forgiven at the rate of 20% per year with no payments and 0% interest, unless buyer defaults and the City will then recapture what portion has been forgiven at closing. 15% of amount spent is due to the City of Circleville within 3 years of date of closing. These funds benefit future buyers.
Applicant cannot spend more than 30% of gross monthly income on housing costs.
To be eligible for grant funds, participants must attend the "Homebuyers Workshop".
* Home Repair Program
The Home Repair Program benefits homeowners in need of repairs such as a new roof or furnance. The same income guidelines apply to this program.
